Newbie here. Setting rent level if you have no mortgage or agent fees

Hello.

I let a one bedroom property out and manage things myself. I paid the mortgage off years ago, plus doing things myself have no agent fees and being a small modern house, it is very low mainenance.

I charge below the going rent in our area for similar properties, which I see advertised through estate and letting agents. I know other landlords charge below the rates agents would, which gives them the edge over agents and I am still quuds in.

Do you do this also or do you charge the full amount that agents would?

Things are only ever worth what someone is prepared to pay for them.I currently have a long-term tenant in one property whose rent is well below the others.I don't have a mortgage or agent fees,and if she moves out I will have to spend quite a bit before reletting.I will be informing her of a small increase soon.A tenant who is paying the rent and not causing bother means more to me than market prices.When she goes I will  certainly put the rent up,but not necessarily equal to going rates.
If you are happy with what you are getting that's what matters.

I'm same own all mine & I'm £200 below what the accelerated greedy rent rising no good LL have delved to, in-fact one of them is complaining on FB about a tenant who won't move out because they're struggling with the increases.
