Guaranteed rent agent not paying rent

Lovely landlord

Hello all, I have had a property with guaranteed rent agency for last 12 months. Since the very first month they have been regularly late in rent payment. This months has not been paid yet either...(due on the 3rd) This week we received an email from them stating they are in money trouble and we will be contacted by another agency to take over our lease if we would like to...They won't answer any calls, emails and no one is at their offices..

The new agency has agreed to take on the lease from next month , but are having nothing to do with the arrears.... surely this is not possible? 

Any ideas how to actually get my rent from Feb? I'm sure as soon as I got to new agency the old will if not already, totally disappear...thanks to everyone.

Are they actually agent, or are they your tenant who in turn let it out the the occupier?

Not sure about how to go about this one. 

I rented a room through an agent who offered guaranteed rent to the landlord.  So if they rented all the rooms in the house they'd make a good profit but if the tenants didn't pay rent or if there were rooms empty then the landlord would still get paid. 

Unfortunately the agent stopped paying the landlord.  They told the landlord we were withholding rent, we weren't, but it shouldn't have mattered anyway as the landlord should have been getting guaranteed rent anyway.

Not sure of the point of my anecdote but I don't think there's an easy solution here.

I think your chances of recovering the arrears are very slender. The new agency does not have to take on the debts of the previous one.However,I would be very cautious.It could be the same people trying to ditch their commitments,using another name and contact details.I have never been tempted by this kind of set-up, it just sounds too good to be true.

Yes I did wonder that it could be same people. I think there is a strong possibility that is happening, or there is at least a connection between the 2 parties... Trouble is if I do not go with this new agent, I will I think it will be difficult for me to evict the innocent council tenant. Worst case is I could have a tenant and no rent....
