So I rent out my mothers home, on her behalf, ( shes in residential care and every penny of the rent goes towards the extortionate care home costs) Have had the same tenants for 3 and a half years, and to say they are needy would be an understatement!  Don't get me wrong, they're as good as gold at paying the rent, but everything else is ridiculous.  I've been a tenant myself and have never made such demands. Will list a few for you, and see if anyone else thinks I'm being a bit over reactive.
My parents lived in the property for 17 years, never an issue with light switches or plugs, in 3 and a bit years I've had to replace 8 light switches and 3 plug sockets.
Bought them a counter top grill because the grill on the oven wasn't working, then bought them a brand new oven.
Tenants demanded a new strip light bulb in the kitchen, until I pointed out in the tenants/landlords contract it was up to them.
Contacted me with pictures of the bathroom due to mold,  pretty obvious that the extractor has never been used or the window opened when having a shower, mold solely confined to the bathroom. 
Have completely re painted the interior without my permission,  and we are not talking subtle shades, we are talking bright red, aubergine and battleship grey!
Yes the boilers old and makes a noise, but it works, and passed its annual checkup. Now have a demand every 10 days  or so for a new one, because it makes a noise, and may cost them extra in gas, which apparently is nearly unaffordable,  but at xmas time, the place was so lit up, was probably visible from space!
Am I being unreasonable about the tenants?

... water off a duck's back. Some tenants are more finicky than others, but if they keep paying the rent - and they make good the decor when they eventually leave - then on balance they're still good tenants.

That doesn't mean we can't come on here and vent about the annoying blighters though!  :D

On many things... improvements and suchlike... your standard response is that the property was let as-seen (certainly the boiler). For things that break then you fix them unless you can absolutely prove they're from misuse by a Tenant... yes, switches seem unlikely... but things do break... and if things have a lifetime and all the switches were put in years and years ago... maybe there's a time when things start to fail together - who knows? As for buying a counter top grill because your main grill wasn't working - why did you do that? Bite the bullet and repair or replace what's needed... you give the impression of holding-off on expenditure via petty half-measures. Why? It'll nearly always cost you more in the long-run. Whether they paint, or not, isn't really up to you... yes, yes, I know you'll have a standard clause in your agreement that says no decoration or alteration without prior written consent - we all do - but in practice all they're responsible for is returning the property to you in the same state (minus fair wear and tear) it was as when the tenancy started... so if they re-do the painting to your satisfaction everyone will be happy... if not then it's a Deposit deduction.

As said above... in these trying times having Tenants that are paying "as good as gold" is not to be undervalued. I have two Tenants in arrears right now... a payment plan arranged for one, the other can't even see that far. Better the devil you know, right? Please don't think the grass is always greener... you could find yourself with a troll in your house. I certainly don't mind reading someone kicking-off and being Gruff, but...

...maybe you've lost sight, a bit, that they're your customer?

My standards have steadily adjusted (fallen) over the years.Absolute top priority is getting the rent paid on time. It is possible to really really hate some tenants,but as long as that rent comes in I can grit my teeth.If the boiler really is noisy it could be down to the radiators or the pump as well.You don't say quite how old it is,but if over say 15 years,I would feel it does not owe me anything.I have had bizarre paint done (Goths) but I made it clear to them that it had to be redone to the  original  shades before leaving,and after about 6 coats of magnolia they achieved this.
