Notice to vacate question

Hi there.
So I have decided to sell my rental property and I know its not the best time of the year to do so.
I have just read online that you now how to give 6 months notice to vacate ? Is this correct?

The contract was a AST contract that is now rolling on a periodic contract.
Can I still use the section 21 form 6a to give notice on this specific periodic contract?

I am now confused with all the new rules cause of covid.

Form 6A is the required form to use in England. There is no prescribed form if you're in Wales.

Yes, minimum notice period is currently 6 months, currently due to revert to 2 months on 31 March/1 April.

Notice does not end tenancy, if tenant doesn't leave, you'll have to take them to court.

Yes I just needed reassurance I was on the right path after reading a few things this morning. I am in England.
Ok to use this for a periodic tenancy then?

So they are going to change it back then.
So does that mean I can serve another 6A in April and get the tenant out in the 2 months notice?

I am hoping he will be fine with it all. Fingers crossed. He has been a good tenant and we have had a great relationship.

This is from the Gov website....1.10 I have previously served my tenant with a notice and have now done so again. Which notice is valid?
If a landlord wishes to serve a new notice in order to take advantage of the new shorter notice periods required for certain serious cases, they should, where they are issuing a new notice of the same type, withdraw the first notice before they serve a new notice.

Landlords may find it helpful to seek independent legal advice regarding these matters.

Yeah I have served one to run till Sept but was hoping that I could them serve him one in April when the rule changes and get him out in June.
