extending a lease on Commercial Property sames process/ costs as Residential?

To whom it may concern:

I have made an offer on a commercial property, a 1st and 2nd floor (above a estate agents), which are currently B1 & D1 use.

The property is leasehold and has approx 250 years remaining on the current lease.  Although a long lease; theoretically speaking should I wish to extend the lease would I be required to follow the same process as if the property was residential, i.e. the freeholder being duty bound to extend, or is there a specific commercial property process/ set of rules?  The reason for asking is that I do not want find out that after the current lease expires (in 250 yrs), that I am forced to return the property to the freeholder. Admittedly I will be dead by year 2267, but it could have an impact on future sell on potential??!!!
