Does anyone have advice i received by proerty back with  bath collapsed due to serious water caused  from broken selant around bath. Agent did not inspect property every 3 months as set out in contract.

I think you'd have to demonstrate that the problem wasn't already developing when the tenancy started and that it's something that could reasonably be expected to have been picked up on a routine inspection.

However, if the agent charged you a management fee, based on the premise that they would conduct regular inspections, and they did not conduct any, I think you could reasonably argue that you're entitled to some of that fee back!
