Fobbed off by Lettings Agency for Increase rent request

My tenant has lived in my property for a decade.  I had neglected to increase rent since 2013 but times are tough having been of work from ill health.  I requested a rental increase of 5% on 21/4/21.  Yet at present I have heard nothing.  Sent emails with no reply.  This tenant just so happens to be a prominent employee of this Lettings Agency's Estate Agency department.  I feel they are fobbing me off as she is a colleague.  What should I do?  I haven't increased rent since 2013.  Thanks in advance for replies.

I am not sure what you mean by "requested". If you made it sound like it was a voluntary matter,they may have declined to comply ! I rarely put rents up,but leaving it for so long is never wise. I always give 2 full months notice, and name the exact date on which the new payment should be made.I also add that if the tenant does not wish to continue living there with the rent increase,will they contact me. You could serve S21 which might make them sit up and take notice.

thanks for your reply.  I sent an email to increase the rent by 5% back in 21/4.  Im hoping by July the rent will increas as you say it takes 2 months.  sorry I'm not too clued up on the process.  thanks for the help.

What exactly did you write in your email?

Why have you waited since 21 April without a response from your letting agent, who you are paying?

Take charge!

Get on the phone, ask them why they have not replied, and then follow up that conversation by email. Keep a record of everything.

It seems unlikely that you are going to get an increased rent payment from July.

Hi I asked to increase rent by 5% by email.  I got a reply saying they have received the email request on 28/4.  I'm assuming it would take 2 months to increase.  I'm guessing my July rental income should be increased.  thanks

You gave the impression that you had  received no response from the agents?

I thought they weren't doing anything about it.  But someone mentioned I should give 2 months notice, hence the reason why I assumed they were fobbing me off.  so hopefully in July I will see the increased rent.  its more the lack of communication from the agency and me not knowing the protocol.  I didn't know you need to give 2 months notice.  thanks for the help.

They may well not be doing anything about it. All you say you have had is an acknowledgement of receipt of your email. Nothing more. So stop 'hoping' and do something.

The answer was (and still is): Speak to your agent.

You could have done that at 4pm, instead of replying here.

This thread is now pointless until you get a definitive answer from your agent on whether they have, or have not, acted on your instructions.
