I've the option to sell or rent a vacant flat.

Just refurbished.

Decent rent now but Scot Gov might bring in tied to property rent caps etc in circa 2027.

Time to bale or stick it out for the long hall.

BTW, it's "bail" unless you meant "bale" (some hay) and "long haul" unless your flat really does have a "long hall".
