Feedback renting to n/wide housing association with special needs tennants.

We have a simple 2 bed house lloking for new tennants and our Estate Agency are suggesting we rent to a well known Nationwide  Housing Association who have tennants with special needs.
We have checked out the financial risk element and this seems to be OK. Our main concern is the possible risk of damage to the property. Any  views on this would be appreciated please.

I have rented out a small house for over 5 years to a charity that supports such tenants.The first chap has just moved out,and they cleaned the house, repaired kitchen cupboards and repainted before moving in the new person.You need to ask what their terms are,and if necessary get something written into the lease.There should be a carer you can contact,to arrange regular inspections.
