#fedupofthis!

We have a 2 bedroom flat in which the present tenants ( couple and 2 year old ) and have not paid rent since Jan 2019.!
The agents have chased and we have gone down the legal route with SEction 8 and the courts have awarded possession to us on 14th Aug, the tenants have stayed and ignored all contact and did not even turn up to court !  They have a CCJ now .

We have now applied for Baliffs. we applied on 15 Aug and were told 6-8 weeks. I called the solicitors today and told could be up to 10 weeks. !!!!

So basically they are living there for free ( their contract ended end of JUly 2019 )and i was also told if they leave UK as they are from another country  we cannot chase for Debt Recovery !!!!
Currently they owe over £6500 !
Stupidly we didnt take rent insurance as we have NEVER had a prob with tenants and then this year we have 2 lots of problems GRRRRR !!!

anyway just a rant on hear and any advice welcome......

Just learn from your mistakes and ride the storm.  I started to evict a tenant (turned into a heroin addict and he was a OAP) back in Feb and eventually he left by his own free will on July the 19th in the end.  From my research my eviction went fairly smoothly considering I registered the deposit after 30 days (yes very silly) but I used landlord action and they were great.

I've been told you usually get 1 nightmare tenant in life and then make anyone else in the future is not a pain in the backside.

Your very lucky if you only get one nightmare tenant lol

I expect you have probably thought of this, but are you allowed to use their deposit towards any of the costs?

On a separate note, do you use an agent or do it yourself? If you use an agent, how helpful have they been?

Good luck
