Just a quick note to thank everyone who contributed to enlarging my understanding of matters relating to tenancies, S8 and S21 processes

Now that matters are resolved I can share that I have made one tenancy bulletproof by returning a protected deposit that I was not sure in law I had a sufficient paper trail to rely on (letting agents changed and the money bounced around between schemes. I figured if I couldn't work it out a judge wouldn't even bother trying). I then followed up by personally serving the tenant every bit of paper I had in relation to the tenancies - every how-to-rent guide, every EPC, every gas certificate, every electrical inspection, both tenancy agreements - all served and signed for

The second tenancy was far more complicated and I will nip back and explain the circumstances in a couple of days - there was learning for me so I hope my tale of absolute woe will help others

On this one, for reasons I will relate later, I have negotiated a 'deed of surrender' which will be signed tomorrow to bring a horrific tenancy to an end

I do wonder about the effectiveness of this procedure. I am midway through a S8 and a S21, but will abandon these if the surrender goes through tomorrow. I do think that the tenant is 'sticky' and my concern is he will seek to re-enter the property if he can. I just hope the local police are aware residential squatting is a crime and will act accordingly

Does anyone have any pearls of wisdom re the effectiveness of deeds of surrender, or any dos and donts in that regard?

it does appear there are as many scenarios as there are tenants and landlords!
