Landlords Beware - Jordan Fishwick -Check your tenants POA and other records

Ok, I'm about to tell a tale of horror about the non compliance of Jordan Fishwick  Letting Agent that landed me with a Tenant from Hell. I also think what i am about to reveal is far more common than Landlords realize. Watch this space. I am a non resident Landlord I hired Jordan Fishwick Letting Agents to find me a suitable Tenant. The Applicant told Jordan Fishwick that he had previously lived in an Airbnb for the past 14 months and  earned 81k a year and wanted to make a upfront advanced payment of 4k. The Landlord paid Jordan Fishwick over £700  in fees for the lettings services which including the reference report from a company named HomeLet. The reference I received contained an conditional acceptance for the Applicant. This meant the Applicant had to provided a proof of address from a valid list of documents. I assumed the Lettings agents had got this from the applicant but you know what happens you assume right?  HomeLet referencing later tried to claim that the POA was not for the landlords benefit but was the HomeLet benefit if the landlord wanted to buy additional products. They are so desperate to exonerate themselves that Jordan Fishwick even went so far as retrospectively changing the terms of the agreement in a desperate attempt to remove liability for the breach.

Anyway long story short, the Agents tell me the Applicant was suitable because everything had still passed. This was with reference to the zero credit score which Jordan Fishwick told me was "fine" as the application would have declined if it was not. Tenant takes possession in February 2022 quickly starts breaching the Tenancy agreement and then stops paying the rent. I start looking into the referencing I paid Jordan Fishwick to carry out on the tenant only to find that the Jordan Fishwick took instructions from HomeLet referencing company not to check for proof of income, payslips or proof of employment for the Tenant. I also come to find that Jordan Fishwick also accepted as the conditional POA, a partially copied letter from NHS requesting to take part in a survey.  All of this was done without my knowledge or consent. The only relevant ID  that Jordan Fishwick took from the tenant was a passport which could of been forged because investigators are now looking for my tenant who they believe has been using multiple identities.

I also discovered that my tenant had provided a finance referee to the agent but when i looked into it I discovered that the finance referee and the tenant had the exact same payroll and national insurance number. Jordan Fishwick also recorded the exact same mobile number for my tenant and the fake landlord except for the last digit that was different. My tenant has left my property unoccupied since June and has never paid a single utility bill. The tenant told the agent he had previously lived in an Airbnb for 14 months but when i asked, the Agent did not tell me that Airbnb's  did not come with a landlord or provide references. Instead they kept quiet about this so later i come to find out that Jordan Fishwick  took an Airbnb online booking receipt as evidence of an apparent 1 month stay in an Airbnb from Feb - Mar  2021 as proof of rental payments for an allege 14 months stay allegedly up to February 2022.


Jordan Fishwick also changed the info in the tenants application to falsely state that the tenant had a landlord even though the tenant had told Jordan Fishwick that he was apparently living in an AirBnB and that he did not have POA and non of this was disclosed to me as the landlord until after the fact.  There is a whole lot more of catalog of errors and too many to mention which is why I'm taking Jordan Fishwick for breach of contract because they did all of these things without my knowledge or consent. The moral of this story is do not assume that Jordan Fishwick  lettings agent are following procedures in vetting your tenants application. Ironically my previous tenant was exemplary and was found by the same letting agents but the agent who dealt with it back then told me he left the company 3 years ago because he did not approve of their ethics and checks.

When I received the Case Log from Jordan Fishwick i also discovered that Jordan Fishwick had created a fraudulent application for this tenant because Jorden Fishwick had made a series of false representations to the tenants application also without my knowledge or consent by changing the info to state that the applicant was a private tenant when he was not and then changing it to state that he was living with family when he was not. Also despite the fact that HomeLet had told Jordan Fishwick not to obtain proof of employment or payslips from the tenant, a payslips had been uploaded to the case Log and when i asked for this payslips Jordan Fishwick said they never received any payslips from the tenant while HomeLet claimed all the documents they received were sent back to Jordan Fishwick to provide to the landlord in case i wish to carry out further checks but what what both HomeLet and Jorden Fishwick  both kept secret was the fact that HomeLet Jordan Fishwick  had headed the landlord off at the pass when Jordan Fishwick followed HomeLet surreptitious instruction not to request proof of payslips and income from my tenant or proof of employment and so were just sending me on a wild goose chase for payslips both Jordan Fishwick and HomeLet did not obtain from my tenant. Evidently the payslips uploaded to HomeLet Case Log is anyone's guess and if the NHS survey letter is anything to go by this payslips could be nothing more than a receipt for a toothbrush.

I am not a wealthy property developer. I have a single rental that helps pays the bills while i take care of my elderly mother. Meanwhile  Jordan Fishwick letting agents took my investment and cooked the books to give my property to someone who literally walked of the streets with an NHS survey letter as POA and the letting agents did not even take so much as a driving license. Any one wondering why Tenant application fraud is on the rise?   Who needs to commit tenancy application fraud when you have Jordan Fishwick and HomeLet referencing to fix it for you.
