Do you always increase rent?

I have two tenants that are good payers and have been in the property for two years now.

My feeling is that the rent is fair and even on the high end of the market value for what the flat is, so i haven't put the rent up.

How does everyone feel about it, do you always increase just by a small amount or keep it as it is when you have good tenants?

I currently have one tenant who is paying way below market rates.She has been in the flat for around 14 years.The flat was looking a bit tired when she moved in,so the rent was on the low side.I never thought she would stay on,so despite small increases it has never caught up.

I place great value on reliable tenants.Voids can work out very costly,and late rents cause stress.When I increase rents I only do so by around 4%.

I have lovely tenant who is quiet, pays on time and keeps the house in good condition. I have not increased his rent for 5 years, and one year reduced it for 6 months while he was going through a rough patch. I have, however, just increased it by 4% from May  due to my own increased costs (maintenance, gutters, buildings insurance, boiler service etc). My tenant was fine and appreciated I hadn't;t for years.  I probably will leave it at that for a year.  A bird in the hand....
