Do I have to provide like for like for new tenants?

Dear all
A fridge freezer broke was broken when new tenants moved in - was not spotted by managing agent or tenancy check in/out process as the appliance was unplugged. Its a specific side by side fridge freezer that fits under the counter - they are not made any more.

I can provide one under the counter fridge or a freestanding fridge freezer just outside the kitchen (which is what I did when I lived there myself)

But the agent (who I thought I paid to protect MY interests!)  is asserting for the tenants that they want the exact same thing - which doesn't exist.

Where do I stand?

You can't provide something that doesn't exist.

You and the agent made a mistake, though, as you've advertised something you can't supply. I'd offer to the tenants that, as you can't deliver what they saw advertised, you'll release them from the contract.

If you have to supply something lesser as an alternative, lower the rent as compensation. I'd suggest that some of the reduction comes out of the agent's commission. But, being realistic, it's not something anyone would normally check.
