Hi all,

I have done the check out and there is wax on the carpet that the tenant admitted that he threw it there. It is not coming off so that part of the carpet will have to be replaced. What do I charge for that?

A pittance.  Value of the area of carpet minus fair wear and tear.  Carpet is still a carpet even with was on it so isn't destroyed.  Have you tried the paper and iron trick?

Don't go too hot with the iron though.
