I like property

My tenant has been there for 10 years, always pays on time, always aware she was untidy, cluttered, but as unable to do any checks for past 2 years, plumber has told us the place is disgusting, we already had one refuse to go back. I know itís their home, but where do I stand if I cannot get plumber or now electrician to do an electric check?

Landlords generally agree that a Tenant has the right to live how they want, including in a mess. I realise that doesn't help you... because you're, ideally, looking for some way to force the issue... beyond just searching for professionals who don't care about mess... and many won't be bothered, or offer them a bit more cash as danger money... assuming you've already had a simple transparent chat with your Tenant about this and it's changed nothing, then your tactics could include serving a precautionary Section 21 which you secretly don't intend to follow-through on... because, after all, the rent is the most important thing and, unless there is risk to your asset through their lifestyle, you really have no business judging them. But the Section 21 (make it known that you don't need to have a reason, but the reason absolutely is the state of the property) could get them thinking and changing.

One person's mess is another person's show-home. The whole idea of cleanliness and tidiness is 100% subjective. There is no objective measure for these ideas.

Extremely dirty and chaotic homes can be linked to mental illness,so any comments you make might not have any effect.I agree with Hippogriff about s21,it might give pause for thought.All tradesmen can regale you with stories of vile places they have worked,one plumber friend told me around 20% of the places he visits are in a horrible state.I would ask around to find people prepared to go in,even it is means wearing PPE.

Thank you for your advice. We are doing an inspection soon, will keep you advised! She does work, and has other adults living there as well. The kitchen is ruined now, and this was perfect when she moved in. Our other property the kitchen is 5 years older and looks new still as tenant, who has been there 8 years looks after the place so well. Yes the rent is important and as I said she has never not paid, but on the other hand I know for a 4 bed house, with a few thousand spent we could get at least £300 per month more, and she knows that as there is such a shortage of rental properties, in our part of the country, estate agent told us they have 50 going for each property, there are only about 6 places up for rent on most estate agents web page! . Loads of us are selling up because of tax change, electric certificates etc

Hmm,that does put a different complexion on it.I thought you were maybe talking about an elderly recluse who could not cope with life.It does not sound as if  the deposit will go very far in restoring the house.I would serve 21 now while you still can.What is the status of the other adults,are they on the lease or has she been subletting? Their standards must be equally very low.

It is her son, who was a dependant when she moved in, also his partner and they have had 2 children, her new partner is there as well, I know she works but donít know about the others. She is only late 40ís.
