Business from rental property

My recent new tenant has asked for permission to run a beauty business from one of the rooms in the property. As her contract, also my  morgage provider specifically forbids it,  I am  inclined to refuse permission for her to do so, even informally, as it seems I have everything to lose and she just moves on.
I have also been asked if this business could be run from a summerhouse that she would have erected in the garden at her own expense, I am unsure if even this is allowed.
Your thoughts will be welcome.

Well I think you answered your own question really, if the mortgage company says no.......

Having said that the idea of a summer house seems nice!

I think, in terms that the Lender would understand, the property will mean the actual building and its grounds (or any building within those grounds). Of course, you can seek clarity directly from your Lender - rather than a forum of well-intentioned people - if you want to encourage the entrepreneurial spark that your Tenant clearly has. As you say, there's no benefit to you in allowing this - so, just for a simple life, I'd be minded to refuse, with regret - the Tenant signed on to your property aware of this limitation, which is also pretty common. Yet, the fact you've been asked regarding this likely says some good things about said Tenant.
