I listed a property with Upad again just now... as they're back in action I thought I would, because it saved all of my properties in the console, so it's simple. I always use the well-hidden Basic offering... for £45... anyway, I placed the order and it's all happening in the background... when the confirmation email comes through, it says:

"5. We can reference your chosen tenants (tenants pay for referencing at £75 inc.vat)."

I'm hoping they know something I don't... but I reckon they're just remnants from before. 

Very interested to see how they do.  I used to work for them.  When I was there Upad was the only ARLA registered online agent.  So they were the best option for landlords wanting to go through an online agent and managing themselves.  The management put a huge emphasis on customer service and they built a very good reputation.

But since then numerous other agents have the rights to advertise on Rightmove and Zoopla.  Had a quick look at their site.It costs £149 to advertise through them. Open Rent's top advertising option is £49.

Upad had a great reputation for customer service but reading their reviews a lot of their previous customers are angry at how they closed down with little notice and held onto money paid to them.  They will need to rebuild that trust and reputation.
