New AST agreement

Dear members, please can you advise me on the AST.

I have bought a house, through a ltd company with a tenant in situ.
I need to increase rent, the tenant agreed, and I would like to do it via a new AST agreement.
The current one  has been arranged years ago with a pervious house owner.
Can we sign a new AST and will the current one automatically cease?
I'd appreciate your comments.

If the rent is agreed and then paid then it stands. It can be very informal actually. I usually prefer to do it via an assumptive friendly email.

No new AST is required.

However, your situation also sounds like there's a years-old agreement in place that hasn't been touched for some time, so it could be a good use of your time to level-set.

You should bear in mind that if the tenant refuses, you can't force them to sign a new AST
