Hi,

Can I contact the tenants directly as the communication with the letting  agent has broken due to breach on his part.
What's my rights as landlord to get my property back? Can I keep the tenants and manage the property myself? Can I contact the tenants directly  and inform them of this.

Thank you

Yes you can manage your property yourself and that includes direct contact with your tenants.
But first you need to be clear where you stand with the agents. Do you have a management contract with the agent? What is the notice period? Are there any financial penalties to ending your contract? You need to keep in communication with them especially if they have your tenants' contact details and you don't. Also most importantly, be clear where the deposit is and if it has been correctly protected etc. and if all the required docs were given to your tenants at the correct times.
Once all that has been dealt with you can let your tenants know formally that you have taken over management etc...
If you have a read on this site you will see what rights you have as a Landlord and how you can get your property back depends on the type of tenancy agreement you have and if required docs etc were given to your tenants at the correct times.
