Hello All

Letting rooms, comprising studio, bathroom and kitchen but in own house. What type of agreement would I use and is there any other significant thing I need to do that is different from an ordinary AST?

Appreciate help, thanks.

Riptide

Will be living there?  Will they be lodgers?

Hello Riptide,

Yes, I will be living there with the tenants/lodgers. The "flat" is not self contained so I need to know what type of tenancy agreement is ok (not an AST I think) and I would like say a one year written period.

You "forum" people  give your advice out of the goodness of your hearts, not much of that around. It is much appreciated

Best regards

Hi alanf,

You need to decide whether you're going to have a tenant or a lodger before you can decide which type of agreement you will need.

The main difference is the right of access, I believe. Here's a good article on the differences between a tenant/lodger: http://www.lodgerlandlord.co.uk/2010/03/09/the-five-main-differences-between-a-lodger-and-a-tenant/
