You are correct it is easy if simply worked-through from the beginning to the end. Plenty of Landlords make 'mistakes' because they are inept, lazy or borderline criminal. If you have a staff, why are you concerned about this? Can't you hand the 'problem' over to them and sit back? Surely your staff are not inept, lazy or borderline criminal? Management-101 I'd think.

One thing you didn't mention is Inventories... but if you are considering running without Insurance(?) then why would you be bothered about Inventories, and the taking / protecting Deposits? These considerations are for wary, poor people, like me.

Don't underestimate the licence for a House in Multiple Occupancy. It will require you to have insurance (for example) and will probably mean that you need planning permission to convert the use of the property. Many areas do not allow HMOs at all.

Hi, I strongly recommend that you join the NRLA as they have a landlord helpline which you will need to use at some point if you are going to be a landlord. There's plenty of info on their website. They also offer courses, I did the Landlord Fundamentals course which was helpful and I am accredited which I hope gives me some credibility. Noroc!
