Please can anyone advise if there any problems/rules/pitfalls with renting to someone only 17years old?

Thank you for reading.

Golden rule, always get a guarantor!

We usually avoid people around that age. If they are 16/17 in most cases they have probably been kicked out by parents for being unruly which usually brings a world of problems. I would ask for parents as a guarantor and get them to come into the office to get a better gauge of the situation

Yes dont do it
they are not legally able to sign a contract which a tenancy is and even if they do it cant be enforced in the courts because they arent 18.
like korova said they have probably been thrown out by their despairing parents
