Should I contribute to the cost of new carpet?

Hi guys

My tenant of nearly 4 years who has payed rent on time every month, has replaced the living room carpet at his own expense, now I am thinking should I make a contribution to the cost or just let it ride?

Too soft, let it ride, they won't leave because you don't contribute.  An upgrade is a nice perk as properties usually get trashed.  If you're feeling guilty maybe upgrade something else in the property.

You lucky sod,where do you find tenants like this? Don't look a gift horse in the mouth.

Legally he might be able to take the carpet with him when he leaves! - not certain and certainly highly unlikely.

If he hasn't asked for a contribution then the fact you are even pondering the question might make you the nicest landlord in the UK and him the nicest tenant in the UK.

As you are so nice, I would to placate your concious, consider upgrading something else, but be wary this could be a reciprocating nightmare...
