tenant with CCJ'S

Just done a tenant check and its come back, that the tenant has had two CCJ'S against them, back in 2012 and 2016.  The tenant seems genuine and has done everything ive asked of them.  Until this check came back, I was happy to offer them the house. Now I'm not to sure. Any advice your thoughts would be welcome.

No,not with a bargepole.They obviously did not learn the lesson from 2012,and just last year in debt again.I have twice weakened and taken on CCJ tenants,and been deeply disappointed.Also,guarantor agreements are not really safe when push comes to shove.No point in doing a credit check if you don't heed the warning.

Why would you consider it?  What is this applicant bringing that a CCJ free applicant would/could not?

Thanks for the reply, that's feeling we got. So we shall start the search again. But your right, theres plenty of good tenants out there.

If a Tenant advises me of CCJs prior to any check taking place then I would still consider them. I have done this. I have not come a cropper, yet. However, I always ask about CCJs early on in the process... if someone says they do not have any and then it turns out they have - example - 5, I take the obvious course of action. While it is actually true that someone cannot know about CCJs, it's going to be rare and, on the balance of probabilities, it's more likely they do know and are trying to pull the wool over your eyes. In future - just ask them before doing the checks... this will give you a feel for their honesty as well, you still do the checks of course.
