Hi,

I am a landlord and I have a 3 bedroom property which has a side one bedroom annex with its own entrance and bathroom. At the moment my property is treated as a 4 bedroom property and council tax decided band E.

At the moment I am only renting 3 bed property with an agency and 1bed annex sitting empty, the tenants paying council tax for 3 bed property and I am covering the gap from my side. In order for me to get 1 bed annex to rent I need to get the council to change the council tax and issue me two council taxes one for 3 bed property and one for 1 bed annex.

Is this possible and doable? and what is the best process to follow? please let me know if you need more information from my side?

Thanks for your help and advice..

Contact the Valuation Office Agency applicable for your area, if the VOA determines that your property contains more than one area of separate living accommodation, you may find you are charged for more than one Council Tax band.

Note if you are charged say £A then this becomes £B + £C do not think B+C=A , so in the end you may get charged more overall....

The VOA is required by law to apply a separate Council Tax band to every:

"building, or part of a building, which has been constructed or adapted for use as separate living accommodation"

Best of luck
