We have a tenant who has had an arguements with another tenant in the house.  He sent us a message a week ago saying that he couldnt stay in the house and wanted to leave.  He was in his first month of his AST.  Eventually he told us what the problem was, via text, and we replied that as it was a domestic issue between tenants it was best that they try and resolve the issue between them.  A couple of days later we contacted him and asked if he still wanted to be released from his contract.  He refuses to talk to us on the phone and insists on texts and is now saying that he cant say when he wants to leave!  He has also been difficult with the tenant he argued with causing her to break down and cry and we have received official emails of complaint from both of the other tenants within the property.  We have said that we need to be able to talk to him to move things on however he is now accusing us of being disinterest in his original message and suggested that we "move things on then".

The only paragraph he is in breach of in the contract is regarding noise in unsociable hours so we dont feel we have grounds to evict even though the other tenants have said is him or us!
