Hopefully an easy one for you wise gurus... 

My tenant is on an AST (6 months) which has now gone periodic.

What is the formal process for increasing his rent, should I want to do it, i.e. what paperwork, what signatures, what notice has to be given.

Section 13... or just by mutual agreement. I've never served a Section 13, but I increase the rent every year on every property.

I am in the uncomfotable position of having a great tenant, and have no rush to put the rent up, but I realise that in the long run, regular small increments will be better received that irregular large ones.

I just need to find a way to index what the rent should be.  The only real reference I have is similar properties in the vicinity - which is not a perfect way of doing it.
