Assured Shorthold Tenancy Agreement

Hi all.

Just after a bit of advice with regards to purchasing a Assured Shorthold Tenancy Agreement online.

I have read to good advice with regards to agreements on the site, just want to sure i am covered legally, and don't get my pants pulled down in 8 months time when i find out the agreement i used is rubbish.

I am just after an standard fixed 6 months term, 2 month notice, 1 month security deposit, pets clauses and so on.

Besides the firm that advertise on the site, what are my options in purchasing an up to date shorthold agreement.

I have created an account for the security deposit with DPS, and will be using the original itinerary (check in via an agent) and the end of the new 6 month contract for check out.

Any pointers would be great.

You could join one of the landlord associations, I think they'd be able to supply one?

Do you really want to pay for an AST?

I downloaded one from the National Landlords Association site.  The pdf version is free and you can then copy the text into a word document and format/edit to suit...

There's lots of other free ones online too, just make sure they're up to date and include details about the deposit scheme.

If you're using an agency to find your tenants, then they normally include an acceptable AST agreement

So i can join a landlord's Association and access a free on from there, i just assumed there was a small fee for one.
Good advice on checking to see if tenancy deposit scheme is mentioned in the AST to check if it is fairly current.

The current AST was though the agent, which will cease when i biff the agent at beginning of march.

So the new AST that i require will be for me managing the property direct with the current tenant.

Any suggestions as to what association?

I use the one they sell in Tesco, a pack of 5 is £3 or something.

I have even got a Template set up so I can print onto the forms, all the small prints on the back.

It has the Standard Pet clause.

If you take the time to collate a number of example ASTs from the Internet, you should easily be able to create your own from them. There's nothing like creating your own document for you to be entirely familiar with its contents. Although it might sometimes be advisable to get a 'professional' to create your AST, or get a professional AST, it's simply not necessary and a self-created one can also be bespoke to the property(ies) in question, which is good. Also, it's likely that your AST will be written in clear English, without various bits of legalese that no-one really understands.  :(

Just be careful - in your desire to avoid having your pants pulled down - that you don't get so restrictive that you start including unfair terms and conditions, as they will likely come back to bite you themselves.

Just joined the NLA and downloaded there AST, which includes the tenancy deposit scheme.

I am no legal expert, yet seems up to date, with most general clauses, such as pets and so on.

So will use that as my template for my AST.
