agents fees

My agent is springing some new stuff on me.

They're asking if I want to pay for:

-          Legionella Safety Certificate £100
-          Smoke and carbon monoxide alarm assessment £20

Is there new  legislation around this? Or is my agent being opportunistic?

No to both.The Legionella is a joke.You can check it yourself,ditto the smoke alarms.Go online for official info.on both,and assess what you need to do to be legal.

Are they legal requirements? I'm in the hands of my agent on these things when I'm overseas. Like now.

You must have smoke alarms that are checked when new tenants move in,likewise carbon monoxide alarms if there is gas or coal fires  Legionella is just about checking the water tank is covered,draining it down if the property has been empty for a long time.Is this about a new tenant moving in?

Yes the previous tenant left the place in a tip. WE're about ready to have people look at it again so anticipating a new tenant
