Hi,
I am looking for some advice please.
I own a property which has been on long term let but due to the tenants medical  circumstances, they vacated the property today. I had been told previously that there were issues with their neighbour, who also rents, very loud music, anti social behaviour etc.when my tenant attempted to talk to them, the father, who does not live there, was very threatening. I offered to contact the neighbours agent but my tenant declined. As I had not heard of any more incidents, I thought the issues had resolved.
When my tenant handed the keys to the agent earlier today, he informed them that the situation had not changed and there had been other incidents with the father. I was told that my tenant had taken recordings of the music and other evidence but I'm not aware that he contacted the council. I'm not sure if I could use any of this evidence now as he has moved out?
My worry is that I have a new tenant moving in on the 16th May and I do not want them having the same trouble with the neighbour and also, I can try and nip it in the bud now.
Would I be best, firstly, contacting their agent to complain and they contact the tenant?
Could I also send a solicitor letter stating that if their or the father's behaviour causes my new tenant or any tenant to leave I will look into civil proceedings to recover any losses?
I know personally how difficult it can be having problem neighbours and I don't wish it on anyone.
Many thanks,
Cath

I know the usual advice is that one should not get involved, but I have in the past had to intervene.I was losing good tenants every 6 months in one flat, and I felt morally (and financially!) uncomfortable allowing this to continue.I wrote to the man in question, who owned his place, and also reported him to the community police, who visited him ( He had kicked the door in and threatened my tenant when they asked him to turn down the volume) I said I would be seeking compensation for lost income -probably an empty threat-also copied in his father,a local  well-respected man.He is still there, but  things did improve a lot.I would certainly make sure the landlord knows about this asap, and at least try asking the police if they will speak to the tenant. A solicitors letter too.Bullies can only thrive if no one stands up to them.

Many thanks for your reply heavy karma.  I have found out today that the father not only threatened to break my tenants spine, he also went to the letting agents and threatened them and another neighbour 2 houses down for complaining! So I think, even though the letting agent should intervene, they are not going to want to contact their tenant. Police were not interested. Apparently, the neighbour plays an electric guitar with amplifier from 11pm until early hours. After talking to my agent today  we are unsure if we have to inform the new tenant as the previous one didn't  make a big deal of it though i think morally we should. Agent also advised to contact environmental health, my previous tenant has evidence he collected but I'm not sure if they would do anything about it now. I'm concerned if I start on this road, tenants will be put off and it would be difficult to sell in the future if there have been neighbour issues. It makes me wonder if it's all worth the hassle!

You should contact your town councillor. You may be surprised at the change in attitude of the police when they get involved. At the moment politicians are desperately trying to justify their salaries and prove they are working for the common good. They have ruined the country, but a nice little project like yours could be just the ticket.  A person who used to live nearby was a nightmare to all around him,but police not interested.Enter town councillor and M.P.and he had an ASBO within a few months, and left the area. You have a real dilemma though,if you plan on selling at some point (which I suppose is true of all of us) It would only be a problem though if he was still in situ. You mention the agent, but what has been the reaction of the actual landlord?  He/she could make this problem of yours vanish.
Excuse the rant, makes my blood boil. Must go,nurse says it's time for my medication.
