Hi All

I will try to make this as short as I can.

My wife has allowed a tenant to move in without signing an agreement. She has only been in the property for 1 month and told us it did
not suit her and gave notice to leave. Now the tenant has told us that she is not leaving on the date and that she will not leave. She has
not paid this months rent and also not paid the water. We have had calls from the electric company saying she has not paid.
What can we do to get this lady out ?

Seek legal advice, are you a member of one of the associations?  They'd be able to point you in the right direction over the phone, they'll probably be as astounded as I was reading your first sentence.  I'm guessing that no deposit was taken either or if it was it hasn't been lodged with the relevant deposit agency?

If she is lodging in your house Remove all the internal doors for maintenance. She will feel uncomfortable sitting on the jon or bathing and will be more inclined to move out.

If she has moved into another property you own and there is no tenancy agreement you can inform her that squatting is illegal and you intend to have her arrested.

As I understand it, if no agreement is in place a standard AST agreement is assumed to be in place, which means you should act as if one is in place and take the steps you would take if it were.

Then every time it comes up Tut at your wife........... She'll learn to love this, and you will grow richer and happier as a couple.
