Our tenant is now 4 months in arrears. We’ve issued a section 21 but that doesn’t come into effect until September. I’ve read on the Gov website that as of 1st of June, tenants with 4 months arrears can be evicted after 4 weeks. Does anyone have any knowledge of this? Is it as straightforward as the Gov website indicates? Thank you x

From 1 June till at least October (per current plan), the minimum notice period for section 8 ground 8 will be 4 weeks if the arrears is at least 4 months worth. You'd still then have to go to court for possession order, warrant, and then bailiffs/HCEOs enforcement.
