2 year fixed contract / yes or no? why?

Hi all,

I have a new tenant and he would like a 2 year fixed contract for my property.
I always had a 1 year with a 6 month break clause so unsure on the positives and negatives of the 2 year fixed. Please could you advise?

I'd advise 6 month fixed term, then rolling SPT. Tell your prospective Tenant (if this is true) that you are a professional Landlord and if they pay the rent in full and on time they can stay as long as they want - you won't all of a sudden decide you need to move back in and turf them out (unless you might, of course).

I've never had a problem. The only people I give one year tenancies to are foreign students, but they pay all of the rent up front too.

Will I have an issue evicting him on a 2 year tenancy agreement, if they don't pay their rent?

You can get them out with a Section 8 if they fall more than two months behind (or if they're persistently bad at paying, but that's up to the judge's discretion).

It still gives your tenant a lot more room to dick you about in sundry ways if you've effectively given up the ability to Section 21 him for a couple of years, though. I'm not suggesting that he will, but what what are you getting in return for giving up that ability?
