2 Month Rolling contract after fixed term contract: Minimum legal notice

Hi all,

I have a property which I own jointly with my siblings which we wish to put for sale. The relationship with the very long term tenant is good and I have informed them I want to sell the property and will keep them fully informed throughout.
She is currently on " A term certain of 12 MONTHS LESS ONE DAY to 30 September 2023"
When the fixed term contract finishes on 30th September I want to switch to a rolling 2 month contract with 2 months notice to quit if I find a buyer.
Is this legal under the current law? Is notice of 2 months allowed? Secondly will it be legal under the new renters reform bill which is soon to pass? I have heard that wanting to sell the property will be a valid reason to end the tenancy under the new Renters Reform bill.
Finally if this is legal are there any pre-written tenancy agreements I can buy anywhere that cover the 2 month rolling tenancy with 2 months notice to quit that I am trying to put in place.

When the term ends,the contract will automatically become a periodic tenancy.You do not have to do anything or create a new tenancy.It is legal,and there is so far no sign of the renters reform bill actually becoming law in England.You can just serve s21 as usual.

Hippogriff is correct. The change from an AST to an SPT happens automatically and there is nothing that you or the tenant need do.

But you mean a "periodic 1 month contract with 2 months notice to quit", assuming as is the norm, that the rent is currently paid monthly.
