Guys

I'm looking for a little guidance on the sort of things an agent will do for you in terms of property upkeep. I live overseas and I want to keep my house in good shape because I plan to move back eventually. The house is almost never without a tenant and I've been happy-ish with the agents.

When I have problems it's always around maintenance or repairs and it seems to have escalated recently. We had had one tenant who basically trashed the place and I never knew for over a year. I now have a tenant who is asking for everything to be repaired or replaced and the agency is just forwarding me quotes for random things without any discussion or background. I have asked many teams for competing quotes, descriptions of what's needed, itemized quotes etc..

What do you guys do? Any advice would be welcomed? I seem like I'm addressing this issue time and time again as the individuals at the agent's come and go.
