Much appreciate if anyone can confirm if the old 10% wear and tear allowance included re-painting / decorating costs each year....or if these can be added in as well as the 10% allowance.

Sounds fair to me!

This is my first go at this forum lark, but I hope to give as much as I take, that's my nature.

I would describe myself as a hobby landlord, meaning it's not my main job but I do take my responsibilities seriously.  We only have three properties but they were thoroughly renovated and quality tenants found by ourselves.  Problems are addressed as soon as humanly possible and I would say that our tenants are very pleased with everything.   I am getting increasingly peeved at the interference from officialdom, drafting more and more legislation, aimed perhaps at the problem Landlords, (who will ignore it anyway) and making my life more difficult.

I have a simple outlook on letting our properties.  Quality property, quality working tenants, slightly below average rent = Easy life.   That's probably not enough these days.

I don't know how political I can be here but the legislation drafted or proposed from both sides of parliament is making me consider selling up.

Can someone point me in the right direction here, to view opinions on and discuss  the implications of all this unnecessary  government interference?
