If you rent a property through a Ltd Co, what would you need to do to become VAT registered?

What conditions do you need to meet to be VAT registered and be able to claim vat on goods?

Property investment is outside the VAT regime.

If your business is really property development (buy, fix up and sell), you'd normally set up a separate business for that.

So if I refurbish a property to rent it out, I can't reclaim the VAT because it's an investment to generate rent?

Essentially.

Technically, it's because rent isn't VATable, so your turnover won't hit the  VAT threshold.

The refurbishment is either offset against income or the capital gain (depending on the nature of the work), so the tax payer pays you a decent discount anyway.
