When does notice to vacate count?

Hi all

I'll keep it short......We gave notice to vacate, and wanted the notice to run from that time. However the landlord didn't respond till a later date, and wants the notice to run from the time he responded.
Where do we stand? Any advice much appreciated.

It starts when he received it.Presumably he does not deny having got it at the time?

We sent notice to our estate agent on Friday and wanted the notice to run from then. They then immediately sent notice to the landlord. The landlord didn't respond till Monday (today) and said they want a months notice from today, 21/10/19 till 21/11/19. Are they right to do this? Or are they just milking us for a few more days? Its an extra almost £100 we could do without having to pay...

Are you in a periodic tenancy at the moment? If so, did the end of your notice line up with the end of a tenancy period? How and when did you send it to the agent?
