Hello,
Not sure what to do.
My landlord never wants to spend money, but TBH, the house had all new flooring, new white goods, nice area, clean, no damp etc and she has not raised rent for three years - I live in Essex.

The heating broke down Sunday night, old type back boiler, about 9 years old but serviced as per law.

Long story short, the tank got a leak as pipes were rubbing and came off, water damage to both bedroom ceilings and cupboard with immersion heater.

I'm a single parent with a bay boy aged 3 and a girl aged 4.

The landlord contacted his insurance when he got the message but the engineer did not come until about 6pm - landlord lives a 100 miles from property.

The engineers said heating was poorly fixed and a danger so not to turn on the heating but I have hot water through immersion.

The landlord is coming around tomorrow with engineers of his choosing, registered one and will decided if to replace tank and pipes correctly this time and new expansion tank, days work. The landlord also said he may replace the existing boiler with a conmbi by next week Monday or Tuesday.

The landlord offered me a standard oil filled electric radiator for the covering period. I want baby friendly heating for the mean time.

What are my rights if i or my children catch a cold  the day time temp is about 16 and evening is about 12C and am i entitled to child friendly radiators and what is a reasonable time to get the heating repaired if its a bit more complex fix or a complete replacement
