Ok, i need some advice please. My girlfriend is living in a shared property where the male tenant downstairs beat up his girlfriend last week. I was there and called the Police at the time as his girlfriend was screaming for help. Now, This guy is a real piece of work...

He beats up his dog because it stresses him out and now he has beat his gf. On top of this he has a real problem with drugs (cocaine and weed), which is not helping his temper. Now, he has threatened my gf for calling the police. The Police had to release him without charge as his partner would not press any charges, but he has been told to return to the police station for drug tests, yet he is still taking drugs.

I want to talk to the landlord of the property, but apparently he is the type that as long as he is being paid the rent he does not care. I want to make him care! Surely if he is aware that his tenant is abusing drugs and causing domestic violence he has a duty to evict the bad tenant, right? If not what are the possible consequences for the landlord?

I really need to scare the landlord into doing something about this!!

Hi enforcer,

What a horrible situation to be in, I sympathise greatly with you and your girlfriend.

If you are in touch with the landlord of the problem tenant, he should be advised to serve a section 8 notice for possession using grounds 14.  The police should also be provided with the landlords details to notify him of the tenants illegal behaviour in the property.

Ground 14 is a discretionary ground for possession, so even if the landlord acts and serves this notice, its still no guarantee possession will be granted - and if it is, its probably 6 to 12 weeks of waiting for court dates, possession order and bailiff warrant execution etc.

If the landlord isn't fussed there's not much you can do.  Keep reporting to the police whenever there is a situation.

If your girlfriend is in rented accommodation, it may be worth approaching her landlord and advising of the issue with the problem tenant and that she is extremely fearful of staying in the property - seek to end the tenancy early and see if the landlord can seek legal advice to claim for loss of rent from the landlord of the flat below for his in actions - this may prompt him to do something.

good luck

Assist your girlfriend in finding a new place to live. That's ultimately your best route of action. There's no way that she can ever live there in peace again. Even if that person can be convinced to leave, who's to say they don't return in a drug or drink induced stupour at a later date?

LORD LANDY

RIGHT GET NEW PLACE FOR GIRLFRIEND THEN RING CRIME STOPPERS (ITS ANONYMOUS) RING ABOUT SIX TIMES! AFTER THREE THEY ARE OBLIGED TO ACT. REPORT THE DRUGS AND THE DEALING. THEN RING RSPCA AND REPORT THE DOG ABUSE THEY RESPOND EVEN BETTER LOL
WHEN LANDLORD HAS HIS DOOR KNOCKED OFF HE WILL THINK TWICE ABOUT DRUGS IN HIS HOUSE.

Worried landlord

Please some one help, sorry not used to this site so i am unsure how to start a new thread, so i have had to tag into this conversation but PLEASE CAN SOME ONE HELP AND ADVICE ME WHAT TO DO!I have found my self in a similar situation and I really don't know what to do should I call the police.I JUST WANT TO PROTECT MYSELF AND MY OTHER TENANTS.
I have a tenent who rents a room from me in my house there are not locks on the doors, I went into his room today as he gone out yet again and left his bed from window open as I suspect he was still smoking in his room after me reminding him this was not permitted verbally and in writing, then to my horror things got ten times worse, as shutting the window I noticed all the ash scattered every where looked to my right and there was drug paraphernalia all over the table a spoon, wraps, white powder and all figures of ammounts of money written on a pad under it I had my suspicions he was taking drug but now I knew he is dealing in drugs what should I do I have taken photos. But don't know what to do for the best next, I approached him about it he got all defensive, I told him if he could not comply to simple house rule and the law of the land then he would have to get out. Then with in two minutes of speaking with him he had gone out the house four times within the space of twenty minutes and had one guy back to the house who only stayed ten minutes obviously all drug deals!! He then went out again, so I decided to take a further look in his room I only needed to open on draw and the everdiance was tremendous, per-made wraps an ash tray full go butts and a wad of cash. I then approached one of my other tenents and she told me he had admitted to her he was now not only taking drugs but also selling them. Please help me I do not want my door smashed in by the police, or someone coming in to rob my home to get his stash not fair on me or my other two house mates.   :(  :'(
