Is it unreasonable to ask for dirty mattress and rusting freezer to be replaced?

Hi all
My son has recently moved into a furnished flat for Uni. On arrival the flat was filthy, the mattresses on the bed is badly stained and the freezer has rust inside and within 4 weeks of moving in and switching on has complete solid blocks of ice so can't open drawers or put food in it.
Issues raised with agent as soon as moved in(added blocks of ice when it happened)
Agent has fobbed us off for weeks with landlord on holiday, person managing on holiday etc but finally come back and said won't change mattress as budget mattress for flat or freezer as works and should just be defrosted/rust not issue.
Do they have any legal obligation on these points?
Any advice to get them to take it but more seriously and not just default to computer days no.

No legal obligations on these items.  As a tenant if there are things you want done then this needs to be requested before the tenancy begins.

If he viewed  in person,and nothing has changed since that,he has accepted things as they are.If he can't turn the mattress over and put on a new cover, I would be inclined to buy a really cheap new one, if there's somewhere to stash the old one. The freezer may be running too cold,or  have too little stuff in there.They generally either work or don't in my experience,so it's worth checking that he is using it properly before asking for a replacement. A bit of rust would not usually  cause problems.

didn't see mattress before moving in as had bedding on it so was unable to ask beforehand but if that's the situation then so be it.
