Hi, tenant gave notice, fair enough, then blocked my number now despite me being fair and reasonable, I have tried on several occasions to contact them - this is due to the fact (reading between the lines) that they do not want to pay their last payment, so I would use the deposit, I will still be out of pocket no doubt.

Question is, can I give 24 hours notice to enter, I suspect they are no longer living there? I know I can for legit maintenance, but not sure otherwise.

Your tenancy agreement would usually have a clause in there about 24 hours notice for the purpose of inspecting too?
