General rent increase or taken advantage of

 I have never private rented before and have been experiencing endless heartache and stress with my landlord. It began prior to my tenancy with countless examples of lack of professionalism from unreturned calls and emails. Long periods of non responses often came with  bad news.

The first was the property i was  due to move into suddenly become unavailable ,, i hadnt not have found out having not contacting them on many occasions.

Anyways another  property( which was always available)  was available and contracts were signed . A month in and i wrote to the landlord with a breakdown of payments left ,only to notice that there was an increase of £10. I understand rent increases, so i was ok wuth it.

I made a note of it .. then when i added it to the increase in payments ti sent to housing and wrote to my landlord to cinfirm it . The landlord added a further £10 which meant i have a hefty security deposit to pay at the end of it. Since  moving in they had recieved 2 visits where i had to allow them access despite having ti contend with garden repairs. One was said to be the council and another a suryer Which has me thinking they are about to sell the property but keeping it away from me ? Anyone else think this or is  it me?

Anyways am i tripping because it seems to me the landlord is takimg advantage of the fact i csnnot live wuthout s roof over my head havent come through an incrrdibly bad situstion snd being on univetsal credit  :-[

This whole thing doesn't make any sense.

Why are you writing to the Landlord breaking-down the remaining payments, and then noticing you've added £10?
£10 per what?
Why does £10 / £20 being added to rent affect a Security Deposit at the "end of it"?
If they are to sell they'll follow the process to either sell with you as Tenant, or sell with Vacant Possession... they don't need to keep you informed while they may only be making choices, or remortgaging or whatever.

The landlors haa constantly juggked the figures hence why i ensured i confirmed the correct fugures that was quoted.  The additional is put on tpp of the security as it is paid in instalments  which i did not calcilate fof
.. May i also ask why are  you constantly defensive in your posts to people who have geunine concerns. I have noticed this in ALl your posts?. If  there is a post yhat ruggle your feathers why responae? You hsve the option not to. I dont get it !

In Hippogriff's defence, your original post made no sense at all, and he's trying to help you. I'm nothing to do with running the forum, so I read your post and ignored it, but some people want to help if they can only work out what the issue actually is.

I still don't understand what your issue is.

1) The Landlord cannot "constantly juggle figures"... agreed rent is agreed rent.
2) However, a modest rent increase once per year is perfectly fine.
3) It's also a difficult thing to arrange a Security Deposit to be paid in installments (when it's protected).
4) If you communicate with your Landlord in the same way you communicate here - I really feel for the Landlord because it must be very trying and tiring.

Was that the one where you'd paid a holding deposit and they were having building work done, from the other thread back in May?

As far as I know, a landlord can't just arbitrarily increase the rent after the contract has been signed. They can only increase it once the fixed period is over and, even then, they have to follow a formal process or at least get your agreement beforehand.

Once your tenancy has started, your landlord can't ask you to leave for the the first six months so, even if they were to sell the place tomorrow, they wouldn't be able to force you out.

The chances are, though, that the visits were what they purported to be. If someone from the council did an inspection and found a potential problem, it would make sense if the landlord got a surveyor in to give a second opinion and see what work's needed or not.

Yes, I have just read your post from May. I am not at all sure about this,the way it is written, ignoring questions or genuine advice, the switching from normal grammar and spelling to random nonsense. I won't be commenting again.

Exactly what i thought hence why i submise the lsndlord is taking advantage of my circumstances , .at first i oveelooked the first increase due to infation but it now appears they are simply trying me and to sew how far they can push things :'(
