Hi All
My daughter is a student in Edinburgh and is moving into a rented shared house until June 2020, her mattress is very badly stained from the last tenant, she contacted her landlady about maybe replacing it and was told she has no plans to do so, I'd just like to know if she is with in her rights not to replace. As I understand a stained mattress is classed as damaged not wear and tear and advise welcome thanks in advance.

Is it unsanitary? Does it ming mercilessly?

I'd be inclined to flip it over and/or put a mattress protector on it. Make sure the condition is recorded at the start of the tenancy so she can't be charged for it at the end.

Ugh! I would never expect a tenant to sleep on that.If the landlord won't replace it,I would suggest you or your daughter buy a new one,and shove that in the loft or shed to be replaced when they leave. Email the landlord.
