Landlords asks for constant viewings

Hi All  :)

We have the following problem and are looking for legal advice.
My family and I are renting a property which has been put for sale on the market. The landlord is saying that if she serves us a notice, she has the legal right to allow as many viewings as she likes as long as she gives us a 48-hour notice. The viewings are obviously a problem for us and we are wondering if she has the right to do that.

I'm sorry I dont know the answer but just want to say I sympathise with your situation. I wouldn't like the intrusion.

No, not really. It may be something the Landlord has written into the agreement you have, but you have the overriding implied right to quiet enjoyment of the property... this means you are not meant to put up with constant intrusion from your Landlord, whatever the reason for that intrusion may be. If you wish to escalate the situation - and I suppose you have little to lose - you could either a) inform the Landlord that all future viewings will be with your pre-approval only, b) inform the Landlord you won't agree to any more viewings at all and she can wait until you've gone or c) change the locks (you must change them back before you leave) and very effectively deter her access. Rest assured, whatever route you choose will be an escalation. Oh, I guess d) is the least likely to cause strife... d) make your Landlord aware of your right to quiet enjoyment... see how it goes.
