Hi everyone

I am soon going to vacate a flat in Central London with 2 other flat mates. Unfortunately towards the end of our tenancy, one of my flatmate whose room is a size equivalent to a small box room spilled wine on his room carpet. The stain is permanent now and the carpet will have to be replaced. Since the same cream colour carpet is present everywhere which includes the 2 other rooms and passageway, would we be charged for the entire flat or just the box room?

If we are charged for entire flat, can we lower the replacement carpet claim by stating that the carpet cost will depreciate as it is already 3-4 years old so there should be a deduction of about 20-30%.

Any good Landlord will know what their carpet is and be able to replace just a room so it is identical.

Yes, you do not need to pay for a new carpet, it has depreciated. If it is 10 years old then it has probably fully depreciated. 3 to 4 years old would leave 60% to 70% of the replacement cost.
