Hi, I'm brand new to this site so 1st post. Ok I have a nightmare tenant ( not paying rent not answering calls complaints off neighbours smashed windows the lot) she's been in the house almost 4months. Am I right in giving her 2 months written notice, when 4 months have past. I gave her all the relevant docs prior to her moving in & I've deposited the bond.

Yes, you should be o.k.Maybe add on a couple of days,serve notice in person if possible,take photo on your mobile of her accepting letter or letter going through letter box. If you can, email as well.Don't do recorded delivery in case she refuses the letter.Send by ordinary  post with proof of postage.Good luck!

She didn't answer the door when give her notice, even tho the neighbour said she'd just been pegging washing out, so I posted it, with a witness. She has since told the neighbour that she received her 8 weeks notice, but wont be moving out and that I will have to take her to court
