No contact with landlord

Hi,the HMO I'm living in went to auction and was sold on 30/8/24,I've had no contact with the new landlord,no website and the phone number does not ring,I have sent a section 48 and got no reply (now past 21 days)I want to leave but can't give notice as I have no official address to serve notice to,how can I leave and cover myself so I get any repercussions

Give notice to the last address you have for the landlord, which is presumably still the previous person.

Someone has to serve notice of the new landlord to you, and until then nothing has changed for you.

Hi, thanks for reply,the previous landlord did send email

I can confirm the property located at 5 ##### Road, ####### has been sold, please see below for your new landlord details.

I even got a refund for the last month I paid with the previous landlord,so would this mean I can serve notice to the previous landlord?

I would send written notice to the London address, and get it tracked. I would be most surprised if you have any repercussions.

And what should I do with the keys for the room.
It states in the original contract I would have to return keys personally to the landlord,but they were a bus ride away,the new landlord is 150 mile away and I don't have a vehicle
