Letting fees

Hi I'm new to this but just need some advise my son as a house share, when he moved in I signed a tenancy agreement, now a couple of weeks later the landlord as changed  letting agency and sent out a new agreement but now with a new section on it saying that when my sons year is over he will have to pay £45 fee to leave or £60 to renew can we be charged £45 fee just to leave at the end of the contract  or can I stick to my tenancy agreement that I originally signed and refuse to pay

If the same tenants are still in the property that signed the agreement your son did, then there should be no reason for a new agreement to be signed.  Changing agents should not affect the tenancy agreement.

The tenants can refuse to pay the £60 for renewing the tenancy - they have not agreed or signed up to this.

Id be interested to hear more on what the £45 is to leave the tenancy is for? i've not heard of an "exit" fee before without it being attributed to something specific - cleaning, check out fee cost etc.

WayneT is absolutely right.  You have signed an agreement which is binding on both parties.  The landlord's choice to use a new agent does not give the agent the right to unilaterally insert new terms into the agreement.

"Go Swivel" I think is the non-legal term!
